Survey

Ensure a full survey is completed to identify any areas of the site that are vulnerable and what measures can be taken to reduce the risk to the site. Particular consideration in any vacant property inspection should be given to the perimeter of the site and any means of access to the site and building, both entrances and exits and fence heights, etc.

Review the Environment

Consider the immediate area in which the property is located and look at surrounding buildings and the neighbourhood. If there are clear signs of building damage, vandalism and general criminal activity you might need to consider additional measures of security. Alternatively, there may be options to eliminate the disorder from the area by other means e.g. demolition of derelict buildings. A vacant property inspection should look at the number of other vacant properties in the immediate surrounding area and security measures taken in the area.

Health and Safety

It is very important to remember that as the owner of a property you have a responsibility under the Occupiers Liability Act to ensure the site is safe for all persons entering the property. A regular vacant property inspection of all areas would ideally be undertaken to report any areas that may have become dangerous or present a hazard to anyone who may use the site.

Conduct a thorough review of the services required and leave on only what is essential. This will always include electricity to support systems such as lighting and intruder alarms but consideration should be given to heating, air conditioning and other plants/maintenance systems as to whether they are absolutely necessary. The “Broken Window Theory” means that if one window is broken and is not repaired you will very quickly find that others are broken. This applies to litter and the accumulation of, graffiti and other building damage. Vacant Property Inspections will identify these faults and allow you to plan.

DAF Trucks

Having occupied premises in Thame for nearly thirty years DAF Trucks moved to a new purpose-built facility in the summer of 2018.

As their security provider, we were faced with the challenge of protecting both buildings during this period of transition. This involved effectively managing the security at both Thame and Haddenham during the various stages of change.

In addition to a team of dog handlers who were deployed at the new property to provide out of hours security, we relied on our team of Security Staff at DAF to work between both sites in order to manage the move. This involved working extra shifts and often travelling between the old and new site to ensure procedures were in place and that security levels remained effective.

By showing great commitment and a willingness to ensure the move went smoothly, our officers were instrumental in ensuring that security was upheld between both locations up to the final move date.

Their dedication and hard work has been recognised and the security staff have been awarded the team of the quarter and were presented this by senior management of both DAF and Risk Management Security.

The Finance Director and Facilities Manager personally expressed their sincere thanks for the hard work that was offered by our security staff during this challenging and exciting time for DAF Trucks.

Security Officer Saves Life of Skateboarder.

Most of us conduct our days’ work undertaking the role required with little or no drama.  However, there are occasions when something happens that is not in the script.

Whilst on duty within a town centre office building, Security Officer Ajit Chopra (Jay), was presented with a huge challenge.  A member of the public who had been skateboarding fell on a broken bottle severely severing main arteries up his arm.  This occurred 150 meters from where Jay works and a friend of the skater rushed him over to the office with blood being lost at a frighteningly rapid rate.  Jay had to do something!  Without delay he took control of the situation and immediately applied pressure to the wound doing all he could to stem the bleeding whilst, at the same time, keeping the injured person calm and constantly re-assuring him that paramedics were on the way.

Paramedics did arrive and took over from Jay and after they had stabilised the patient, they made it very clear, that without the intervention and swift actions of our officer the young boy would have almost certainly died from the amount of blood he had already lost.

This is truly outstanding work and certainly deserves the recognition that Jay has received.
